Suburb Report — $25
The Suburb Report gives you an AI-driven analysis of a specific suburb: growth drivers, risk profile, demographic trends, vacancy indicators, and infrastructure context.
When to use it: Before you start attending inspections in an area. Use it to validate your suburb selection against data, not just agent narratives or first impressions.

Property Report — $49
The Property Report delivers deep analysis on a specific property address: planning overlays, comparable sales, risk indicators, cashflow data, and PropMatch scoring.
When to use it: Once you’ve identified a property you’re seriously considering. Use it before commissioning a building and pest inspection — it helps you decide whether a full inspection is warranted.

Buyer’s Report — $79
The Buyer’s Report is personalised to you. You complete a short survey — your buyer type, budget range, target suburbs, property preferences, and goals — and Intelliprop generates a tailored AI brief with suburb comparisons and recommendations matched to your specific criteria.
When to use it: At the start of your search, before you’ve committed to a specific suburb or property type. Use it to validate your strategy and narrow your focus.

Subscription Plans

Understanding Your Report: Key Concepts
PropMatch Score
PropMatch is Intelliprop’s proprietary property matching algorithm. It assesses how well a specific property matches the profile of properties that have historically performed well in its suburb and price bracket — based on structural, locational, and market factors. PropCertainty Score
PropCertainty is our confidence scoring system. It tells you how much weight to place on the AI analysis — based on the quality and completeness of the data available for that property. A low PropCertainty score doesn’t mean a bad property; it means the data available is limited and you should supplement with additional research. Read more about PropCertainty scores.
Planning Overlays
Your Property Report surfaces any planning overlays that apply to the property’s land title. These are legal controls that affect what you can build and how — they’re not visible at inspection. See our full planning overlays guide for what each overlay type means.
What Intelliprop Is Not
