Property Decision OS

The name for intelliprop's structured approach to property analysis. "OS" refers to the systematic organization of information, analysis, and next steps needed to make property decisions — not just a search tool, but a structured decision process.

  • Applies consistent analysis methodology across all properties
  • Generates actionable outputs with clear next steps

PropMatch

A 0-100 suitability score measuring how well a property aligns with a buyer's investment goals and criteria.

  • 80-100: Excellent alignment with buyer criteria
  • 60-79: Good alignment
  • 40-59: Moderate alignment
  • 20-39: Needs attention — significant misalignment
  • 0-19: Poor alignment
PropMatch scores are indicative only and do not guarantee property performance or recommend purchase. Scores reflect alignment with stated criteria, not property quality.

PropCertainty™

A 0-100 confidence score indicating analysis reliability. It measures two factors: (1) how trustworthy the listing price guide is compared to recent comparable sales, and (2) how complete the available data is for analysis.

  • 70-100 (High): Price guide likely accurate, data is comprehensive
  • 40-69 (Medium): Some uncertainty — verify key details
  • 0-39 (Low): Significant uncertainty — requires human verification
PropCertainty™ indicates data confidence, not outcome certainty. Low scores trigger explicit uncertainty flags in reports.

Buyer Brief

A structured intake process that captures a buyer's goals, constraints, preferences, and risk tolerance. The Buyer Brief forms the foundation for property analysis and PropMatch scoring.

  • Captures budget, preferred locations, property type requirements
  • Records investment goals (owner-occupier, investor, mixed)
  • Collects lifestyle preferences and deal-breakers

intelliViewer™

A secure, server-side report viewer that displays intelliprop reports. Reports are rendered server-side and displayed in a protected viewer that prevents unauthorized copying or redistribution.

  • Accessible via shareable links
  • Works on mobile, tablet, and desktop
  • Includes watermarking and copy protection

Property Report

A single-property analysis report that evaluates a specific address. Includes PropCertainty™ scoring, planning overlay checks, price positioning, and recommended next steps.

Suburb Report

An area-level intelligence report covering a specific suburb. Includes demographics, growth trends, yield analysis, market data, and planning context.

Suburb Reports help buyers understand an area before narrowing to specific properties.

Buyer's Report

A multi-property comparison report that finds, analyzes, and ranks properties based on a Buyer Brief. Each property receives a PropMatch score. Includes market context, risk assessment, and prioritized shortlist.

Buyer's Reports are the flagship offering for buyers who want properties found and compared for them.

Planning Overlays

Regulatory designations that affect what can be done with a property. intelliprop checks Australian planning databases for overlays that impact insurance, construction, and renovations.

  • Planning Zone: Determines permitted land use (residential, commercial, mixed)
  • Flood Overlay: Indicates flood-prone areas affecting insurance and building
  • Bushfire Overlay: BAL ratings affecting construction requirements and costs
  • Heritage Overlay: Restrictions on renovations and external modifications
