property inspections

Why It Matters

Inspections are your due diligence moment

Most buyers walk through open homes looking at finishes and layout. They notice the kitchen, the light, the size of the bedrooms.

But the most important information isn't visible. It's in the answers to questions you ask — or don't ask.

Agents aren't obligated to volunteer problems. You have to ask the right questions.

The information you need is rarely on the listing.

Asking good questions separates informed buyers from hopeful ones.

Pro Tips

How to get better answers

Go at different times

Visit the property at different times of day and on weekends. Noise, parking, and light change throughout the day.

Talk to neighbours

Introduce yourself to neighbours before or after the inspection. They often share things agents won't.

Write everything down

Your memory will blend properties together. Take notes, photos, and record timestamps for each visit.
